A good, gentle cleaning once a year, maybe twice if you're surrounded by lots of trees, makes a world of difference.
  • Trim Those Trees: Overhanging branches are a double-whammy. They drop debris, and they can scratch the coating on your metal panels, opening them up to the elements. Keep branches trimmed back at least 6-10 feet from your roof.
  • Don't Forget the Gutters: Clogged gutters mean water has nowhere to go but back up onto your roof or down your siding. That standing water is bad news for any roofing material, including metal. Clean them out regularly, especially in the fall after the leaves drop.

What Regular Maintenance Looks Like

A soft-bristle brush and a mild, non-abrasive cleaner (check with your roof manufacturer for recommendations) are usually all you need. NO pressure washers! They can damage the finish and force water into seams.
  • Check Sealants and Flashings: Pay close attention to where panels meet, around skylights, chimneys, and vents. These are common spots for issues. Look for cracked, dried-out, or missing sealant.
